CTP has officially started construction on a new 222,700-square-meter industrial and logistics park near Belgrade, with Waberer's Group-backed MD International committing to the first 10,000 square meters of space.

CTPark Belgrade Borča is being developed across a 40-hectare site in Borča, approximately 10 kilometers from central Belgrade. Once completed, the development will become Serbia’s largest industrial and logistics park, featuring 15 buildings capable of supporting occupiers ranging from local SMEs to multinational logistics and manufacturing operations.

MD International will occupy a purpose-built logistics facility beginning in the first quarter of 2027. The company has initially committed to 10,000 square meters, with an option to expand its footprint to 20,000 square meters as demand grows.

The facility will serve as a core distribution and third-party logistics hub, supporting MD International's retail and consumer goods clients across Serbia and neighboring regional markets.

More Than 220,000 Square Meters Planned Near Belgrade

CTPark Belgrade Borča will ultimately deliver 222,700 square meters (roughly 2.4 million square feet) of modern industrial and logistics capacity to the region.

The development will include 15 buildings designed with flexible unit configurations to accommodate businesses at various stages of growth.

CTP plans to introduce several of its established property formats to the Serbian market:

    • CTBox: Smaller spaces designed specifically for startups, local businesses, and SMEs.
    • CTFlex: Flexible, scalable units built for mid-sized expanding companies.
    • Large-Scale Warehousing: High-capacity facilities exceeding 50,000 square meters built for multinational logistics and manufacturing occupiers.

The project expands CTP’s existing footprint in Serbia, which already includes CTPark Belgrade City, CTPark Belgrade West, and CTPark Novi Sad.

MDI to Anchor the New Logistics Park

The first major commitment to the park comes from MD International, a prominent Serbian distribution and logistics provider that became part of Waberer's Group following a majority stake acquisition.

MD International operates a comprehensive domestic distribution network with existing distribution centers in Belgrade, Novi Sad, Niš, and Čačak.

The company expects to take delivery of the new facility and launch operations in Q1 2027.

For MD International and Waberer's Group, the investment represents a key milestone in expanding contract logistics and regional distribution operations across Southeastern Europe.

New Hub to Support 3PL and Distribution Growth

The Borča operation will be utilized for both specialized distribution and contract third-party logistics (3PL) services.

MD International already maintains extensive domestic distribution coverage, while its integration with Waberer's Group provides direct connection to an expansive European transportation and freight network.

The new facility gives the company dedicated room to scale beyond its current infrastructure and serve additional clients seeking high-grade warehousing and outsourced supply chain management.

"High-quality infrastructure is a key driver of successful logistics operations," György Szucsány, Co-Managing Director of Regional Contract Logistics at Waberer's Group, said in the announcement. He noted that the Borča location will support existing operations while opening new opportunities to grow 3PL services across Serbia.

Belgrade Continues to Develop as a Regional Logistics Market

The project reflects Serbia's increasing importance as a strategic manufacturing and freight distribution hub within Central and Southeastern Europe.

Belgrade provides direct access to Serbia’s largest consumer population while offering logistics operators seamless connection to transit corridors serving neighboring European markets.

For international 3PLs and manufacturing brands, the region provides a competitive, lower-cost operational base with direct connections to European trade routes.

    Waberer’s Expands Its Serbian Network

The Borča facility is part of a broader network expansion for MD International and Waberer's Group.

Alongside the new development, MD International is also relocating existing warehousing operations into a modernized facility at CTPark Belgrade City.

That transition is designed to immediately boost current storage capacity, improve loading infrastructure, and increase pallet positions.

Together, these initiatives underline Waberer's Group's strategy to build a robust physical logistics and fulfillment footprint in Southeastern Europe.

    CTP Continues European Logistics Expansion

For CTP, CTPark Belgrade Borča adds another major development to its European logistics portfolio, which reached 14.8 million square meters of gross leasable area across 12 countries as of mid-2026.

The developer currently has approximately 2 million square meters of active construction underway across Europe.

CTP serves more than 1,700 corporate clients, maintaining a developer-owner model that focuses on large-scale parks where tenants can scale operations long-term.

    About CTP

CTP is Europe’s largest listed developer, owner, and manager of logistics and industrial real estate by gross leasable area. Headquartered in the Netherlands, the company owns and operates an extensive network of business parks across Central and Eastern Europe, serving major global manufacturers, 3PL providers, and e-commerce operators.

    About MD International

MD International is a leading distributor and logistics provider in Serbia, offering nationwide warehousing, freight forwarding, and 3PL fulfillment. Operating as part of Waberer's Group, the company connects Serbian retail channels with broader European supply chain networks.
