Expanding Logistics Infrastructure: Real Estate Diversification in Southern India
The rising demand for localized e-commerce fulfillment and advanced manufacturing is driving established regional real estate developers into the third-party logistics space. Sameera Group, a prominent South Indian township developer, is officially entering the industrial and logistics real estate sector with a massive new structural development.
Strategic Grade-A Facility Development in Chennai
To capitalize on the growing requirement for modern supply chain infrastructure, Sameera Group is investing roughly ₹150 crore to develop a 450,000-square-foot facility in Sriperumbudur, Chennai. This strategic location sits directly within a dominant manufacturing corridor known for automotive, electronics, and engineering production.
The new project is specifically designed as a Grade-A industrial and logistics park catering to third-party logistics (3PL) operators, e-commerce networks, and light industrial manufacturing. Moving beyond standard warehousing, the master plan prioritizes modern operational infrastructure, including efficient internal freight movement, rooftop solar readiness, and electric vehicle charging capabilities to support sustainable supply chain operations.
Aggressive Multi-City Expansion Pipeline
This initial foray into the logistics segment is part of a much broader strategic pivot for the real estate developer. Recognizing that logistics physical infrastructure is a major growth driver, the company aims to leverage its four decades of land acquisition expertise to build a robust B2B logistics platform.
Over the next five years, Sameera Group plans to deploy an estimated ₹1,800 crore to develop between 5 and 6 million square feet of industrial and logistics space across South India. With land already secured in high-growth transit corridors including Chennai, Hosur, and Bengaluru, the developer is positioning itself to be a primary provider of sustainable, Grade-A physical infrastructure for modern fulfillment operations across the region.
Summary
Sameera Group is expanding beyond residential development to enter the industrial and logistics real estate sector. As reported by PR Newswire, the developer is launching its first project, a 450,000-square-foot, Grade-A logistics park in Sriperumbudur, Chennai, backed by a ₹150 crore investment.
This sustainable facility will support 3PLs, e-commerce, and light manufacturing. The company also announced a larger strategic initiative to invest ₹1,800 crore over the next five years to build up to 6 million square feet of logistics infrastructure across South India.
